Maintenance
Each apartment undergoes an extensive preparation process before move in. The walls are painted, fixtures and shelving are removed for cleaning, professional cleaners clean each unit, and carpets are professionally cleaned. Management checks over this process to ensure high quality.
We do have on-site maintenance and 24-hour emergency maintenance.
We have three convenient ways of letting us know service is needed. You can place a request for maintenance online in your resident portal, call the leasing office during normal business hours, or call emergency maintenance for after hour service.
Maintenance is performed based on priority and the date we are made aware of the issue. Each request is important and we strive to complete each in a timely manner.
We ask for your permission to enter each time we perform maintenance. You do not have to be present for maintenance to complete the work, but you can if you wish to be.
You can either stop by the office or call emergency maintenance to let you in. We ask for identity verification before allowing access.
We encourage our residents to make this their home and decorate the apartment with a few guidelines. We ask that all nails are small finishing nails or hooks. You are not required to patch the holes upon move out and would only receive a charge for using improper hardware for hanging. All other alterations can be submitted in writing for approval.
Amenities
We have a 24-hour fitness center with free wi-fi, swimming pool with large sundeck open from Memorial Day thru Labor Day. Garages with remote access are offered. Dish Network and High-speed internet services are available. 24-hour Emergency maintenance, package receiving, free parking, clubhouse with free wi-fi, recycling, blinds included, and a washer and dryer included in each unit at no additional cost.
Pool availability spans from Memorial Day to Labor Day and is open 7 days per week. We open at 10 a.m. and close at sundown.
Parking is open and free. Garages are also available to rent.
We have full-size washers and dryers available in every unit.
We are a pet-friendly community. *Breed and weight restrictions apply. Contact the leasing office for more information.*
Pets require a $150 one time Pet Fee and $20 per month pet rent.

We do not offer a pet park.
We offer a full-size washer and dryer, dishwasher, above stove mounted microwave, refrigerator, and gas range.

Due to COVID-19 we will no longer be able to accept packages in our office.
Our fitness center is open 24 hours a day.
We have free weights, a weight bench, a pulley-based gym system, treadmills, and elliptical machines.
We are a multi-tenant dwelling. Residents are expected to respect the needs of others.
Admin
Tours are completely free. Bring a photo ID and we would be happy to show available units to you.
We prefer appointments, but walk-ins are always welcome if you need flexibility due to your schedule.
Management is available Monday-Friday during business hours, but are on-call to address urgent issues that may arise.

We run credit and background checks for each prospective resident. We are usually able to get results back within a day, however, sometimes the process can take longer depending on the situation.
Your up front costs will depend on which services you choose to include. We have a $40 Administrative fee, and security deposit options. We prorate rent and services based on your needs.
Ask questions and voice any concerns you may have before applying. Apply early as this will give us a greater chance to find your desired unit.
We have convenient online payment options including paying online, using WIPS (Walk-In Payment System), or you can mail in a paper check.
Each resident has an online account. Online rent payment is offered for both auto-pay and manual payment.
Our community only charges fees for services such as internet, TV options, and garages. We do not have hidden fees or unexpected extra charges.
We recommend renters insurance, but it is not a requirement.
We cover water, sewer, trash removal, and recycling.

Bloom Broadband is the company we use for both internet and cable services.
We do not currently have a bonus program.
Guests are welcome, but we do ask that they please park near the garages. You may bring up to two guests to the pool with you. The fitness center is for residents only.
All of our rates are pre-determined and non-negotiable.
Your security deposit must remain with your current unit for processing. We do require a new security deposit for transfers.
We do not allow subletting.
We do have a way to terminate your lease early. Please contact the leasing office for further details.
Location
The city of Champaign offers a fantastic public transportation system called MTD. The routes run very close to our complex with pick up and drop off at a walkable distance.
We are conveniently located near shopping, dining, and entertainment venues. We also enjoy fast access to I-57 and I-74, which connects you to Carle Hospital, The University of Illinois at Urbana-Champaign, and Yahoo.
Champaign offers a school choice selection program, providing access to all elementary and middle schools in Champaign. We are in the Central High School zone.
The Champaign-Urbana area offers two dog parks. The closest is 4.6 miles away and the second is 10.1 miles away.
We do not have any bike trails nearby.
Market Place Mall, Target Super Center, Meijer Supercenter, ALDI grocery center, and many more shops are very nearby.
Starbucks has a convenient location which is only 0.6 miles away!
Directions
We are located at the northern-most point of Neil Street and Interstate Drive. If you take Neil Street north, turn right on Interstate Drive and that road ends with Hunters Pond!
Neil Street and Interstate Drive are the closest cross streets.

For just my spouse and our 2 cats, the 2 bed 2 bathroom apartment is amazing. We both work in the C-U area, and the location leaves us both within 10 minutes of each of our jobs and easy access to any of the businesses on Prospect without feeling too close to the high traffic of the area.
